Big Nate, with how many points is that 4.875 cost and is that Conventional or FHA

its simple no buy down points involved. i give par rate(lowest rate possible) and charge 1% origination

Igoringa, yes you can do cash out refi's FHA up to 95% but it requires 2 appraisals.what state you in?

Thanks for the info, whats your avg closing costs if I didn't want to set up taxes and insurance on 160k house. Just wondering if you can give me ballpark.

Nate, who is ordering the 2nd appraisal with your investors. our primary investor is ordering it themselves.

bill i have TaylorBean letting us order it and countrywide doing it themselves. Also UWM out of michigan will let us order it but there rate is .375 higher than most . i personaly think in 3 months no one will be doing them

GA.

Unfortunately I know with FHA, my limit is $321 which puts me more in the 85-90% range. What is the rate on that right now.

The lowest rate i am seeing on FHA is 4.875% and i am approved to lend in GA.

Love the rate, just worry about the buydown to $321K (that would be $23K buydown for me)

Doc that is the magic question. how far along is he in the process. If he has already submitted the loan to the lender then pull the triger. but if he is just now starting the process. hold tight a day or two i dont think we have seen the bottom

633 there is no projected bottom to be honest , my thought is 4.5%
