I think you're worried over nothing or your wife is . I'd put a band-aid repair over what you can see if it bothers you that much and go on. Wait til you inherit the money then fix it if it still bothers you. is the kitchen functional? if it is it doesn't need work

No - half the attic wasn't even insulated. A lot of the batts had been torn up or were missing completely. The droppings were icing on the shite sandwich.

I didn't want to deplete our emergency savings for the house. So we drew $5000 from the HELOC to avoid that. If I need to pay off the $5000, I can in one payment, but it depletes savings for any future emergencies.

why not deplete the savings and only hit the HELOC if something happens before the savings gets replenished?

I understand that, but any good HELOC provider should fund you the same day you make a draw request. And if not, could use a credit card for the one day delay.
But if you want the comfort of having the cash sitting there that you can see, I get it.

Did a realtor line this up? The one thing i will 100% do if i ever buy another house is pay for an independent inspection. Usually, people rely on their realtor to line that up, how many times do you think that inspector will find enough stuff to kill the deal before the realtor finds someone else?
