I just received notice that my house I bought last year has been re-assessed for 250k more than 2019 assessment in Jefferson parish.

My escrow is based on the 2019 assessment.

My question is does the 2020 valuation not take effect until 2021 or do I owe back taxes for the whole calendar year?

The assessment is 40k below what I paid for it. Should I feel lucky or should I try to call them to attempt to bring it down?

parish/county assessment is so corrupt. there was a thread recently. No way should govt be alone determining how much money they get. I had something like you got several years ago, but we had recently had a refi done and had an appraisal in hand to prove theirs wrong. they didn't want to discuss it though; they just said send it to them and they'd adjust theirs (and they did).

Had the same thing happen again last year. Didn't have an appraisal to counter with. here, they come out once every 3 years and reappraise. so every 3 years our taxes go up a dishonest amount.

Mine went up $150k last year. You’re going to have to make up the difference in your escrow for the property tax this year because it was estimated based on that 2019 amount and won’t be enough.

I’m guessing you have an appraisal from when you bought the house last year that is right around your purchase price? I don’t know what you could give them to prove that your assessment needs to be lower but go for it if you want

So I owe the difference in property tax assessments since January 1, 2020?

DO contest it.

Your position is that you bought it at FMV (fair market value) and that the assesment should NOT exceed that amount.

I have been successful in Lafayette Parish on several occasions.

There is a small window of time to contest it, so call them and then go by. They should have the sales information on file. You would likely then speak to an "appraiser" that will assist. Good luck!

You’re not going to owe more for last year. That’s done. It will be higher going forward.

Yes. I’m assuming you just got the new assessment notice this month but that higher assessment is for all of 2020. Your loan company will probably contact you and let you know you need to make up the difference

Got mine today in the mail. Went up quite a bit. I doubt an appraiser would be as high.

What are the parishes doing with all of this money? Home values are through the roof. They should be cutting back on millage since values are skyrocketing.

I’ve gotten mine in August every year.

The parishes are well-oiled efficient machines so I’m sure not a penny goes to waste

Sounds like you bought a new house and the first year assessment was land value only. Don’t forgot to file your homestead exemption.

Friend,

Let us hope that all of Jefferson Parish's assessments increased in equitable equivalents. The tax assessor's office should give a fair market value valuation. That is its job. Let the people determine what is a fair tax rate on that real valuation. The current system where houses are assessed in such a wildly unpredictable and irrational way I hope is on the way out. That system has always been open for abuse, and in a parish as corrupt as Jefferson, perhaps through the years the most corrupt local government in American history, is has been terribly abused to the benefit of the mob and friends of the mob, both of whom have run Jefferson for a century and still seek me.

Yours,

If the new assessment is still below what you paid for it last year, I don’t think you’re going to have much of a leg to stand on to get the assessment reduced. Your 2020 property tax bill that goes out in November will be based on the new assessment and your escrow account will be short. You’ll have to make up that shortage and mortgage company will recalculate your monthly escrow based on new tax rate

So I will essentially back owe for the year...that's great. I wish I could retroactively raise rates on my clients months later and force their payment like the government does to us.

Did you buy your house after May 31st last year? In Jeffferson the sale is not counted until the next year if bought after May 31st. Now you are paying taxes based on your sale.

And you're not paying back taxes. You've lived in the house all year right? You're paying the taxes for the 2020 year.
