Took 7 mo to design. Could have done it in 3, but our home designer took alot of time getting back with us on things. Wasn't really a big deal. It gave us time to pay down some more on the lot. We also decided against spray form. Once we ran the "real world" numbers, it wasn't worth the extra $14k it would have cost us. We did 12' ceiling in foyer, living, and dining. 10' everywhere else except bonus room, which has 9'. Garage doors are both 9' tall.

Around $118/ sq ft. For the house. That doesn't include landscaping or the lot itself

Not bad at all. Stamped concrete and uplighting were our two big overages, and wife had some panels and custom colors on kitchen cabinets that were about a grand. With the money we saved using online for appliances we are about 4k over, otherwise woulda been about 7k. At 3.625 for 30 years it means nothing.

Edit. I'm right at 130 a square foot for dwelling only. We got 10k landscaping package with purchase of lot.

Once I add in the landscaping, gutters, cost of lot, and standby generator, we'll be right around $141/sq ft.

i have a few models that i sell for less than $50/sf for just house.

Damn. Once i add lot im at 190. Not quite an acre. Lsnd here is $$$.

Sure my HOA and Architect Review Committee would not approve a $50 sq. ft. in my hood

Less then $50/sq ft??? I'm with you. HOA restriction not going to allow that to happen in most subdivisions.

Surely doesn't leave alot of money on the table for subs to make a few bucks. That in itself would be red flag for me.

It's called production building. Build the same thing with the same products over and over again and you can become very efficient and lean. My subs don't need to make a lot on one house because they have another just like it the next day. We have built in several nice subdivisions and can meet most requirements like min. Square ft and material usage on the outside.

Sounds like zero lot line, cookie cutter homes.

Hey I am not hating. They serve a purpose, but I think the OP is looking for something a little more upscale and custom.

My HOA requires all windows be wooden and double hung, less than 20% cement fiber or hardboard on exterior, and absolutely nothing vinyl, 4 sided brick. All front doors must be solid wood, all steps brick, all cement must be stained or aggregate. Minimum 3 car garage. Roof minimum 12 x 32 inch asphalt shingles, weighing 235 lbs. to square with 5" exposure.

I have all custom soft close cabinets in kitchen and baths, granite in kitchen and baths, 10 foot ceilings throughout, 7" baseboards and crown, 3 1/4 sand and finished hardwoods throughout, and screen porch with fireplace. Steel tubs, moen bronze fixtures, 5k appliance allowance.

If you can build that for 50 a square foot, you can make a fortune in Franklin and I will happily come on board as an agent. I could have 20 houses under contract in a week
