Home Mortgage Question

I have a buddy who bought a house with his fiance' a few years ago. Well needless to say they didn't get married and are now splitting up. She doesn't want anything equity in the house just her name off of the mortgage. Does he have to refi his loan or is there just some paperwork he can do to get her removed?

You, I mean your friend, has to refinance and she’ll have to sign a quit-claim deed at closing. Hopefully you, I mean your friend has enough income and credit score and equity to get it done.
Might be time to just sell it, market is good, the house was bought for a family that doesn’t exist.

You need to refi and have her do a QC Deed. I’ll take mortgage paperwork & cost over divorce paperwork and cost every single time

Also don't forget to have her removed from the homeowners/flood insurance policies on the house. That should only require a signed form and maybe a copy of the QC deed.
