Looking to buy a new home - found one for $230K that I really like; it’s been on the market for 340 days. What do you think I should start at with my initial offer?

I’d start with finding out what’s wrong with it and why it’s been on the market for almost a year

Where is this?

Regardless, a house in the low to mid 200's on the market for a year is a big red flag. That's a range for a lot of people looking so I'd be very weary.

The issue is that there’s an electrical substation directly behind it





It was originally listed at $275K but has dropped all the way down

That, I don’t know. Anyway, it appears that the substation, and also the fact that it’s in a flood zone, will eliminate it from consideration.

also:

Home did receive between 1-3 inches of water during the Great Flood of 2016. Proper restoration was taken when the repairs were done.

I would not want to live behind a substation.

I would also ask for the disclosures and any other reports attached to the house.

We rented a house with one behind it. Sometimes they are actually noisy

Substation is better than some trashy a-hole neighbor. You know what you’re getting with the substation.

You could work it from the seller’s angle and try to guesstimate how much equity they have in the home. Check out the parish assessor’s website and look it up.

No one wants to end up upside-down.
