Can you negotiate with home builder?

Looking at starting the process of buying a home since I have all my ducks in a row. We are looking at possibly having a home built by a master planner but I was wondering if anyone had any experience with this process and if so, were you able to negotiate the price down or what the master planner offers for that configuration is what you pay?

You can negotiate with just about anyone, including a contractor (never heard the term master planner myself).

If you're buying a home from a builder like DSLD or DR Horton, their prices won't change much. If you're building a custom home, then get multiple quotes from multiple contractors.

Sounds like you need some help. Go out & find someone to help you walk through the process.

Its a builder I guess but they have specific plans for different neighborhoods in the US.

The builder is Beazer Homes.

yes but what you are cutting is the type of products they put in the house. you want to shop your plans to a few different builder and compare what materials they plan on using for the house. Also ask for price breakdown of materials that way you can see what there mark up is. Most builders charge between 10-15% of cost to build the house. I close anywhere between 3-5 construction loans a month and this is the advise i give to my customers on shopping builders.

It's your money. Use a cheap volume builder, end up with a poorly built house. If this is the largest purchase you ever make, why not pick quality over price? Build slightly smaller, but higher quality. Or, if you're ultra price sensitive, don't build new at all. Plenty of already built houses in great areas simply needing updates.

But don't go with a volume tract house builder simply because the price looks good.

Reading some of these reviews are a tad eye opening.

Is there another way to get another builder in that same area we're interested in?

pretty damning reviews. what's bad is a lot of consistency with type of issues and service.

Also typically people who are happy with their homes don’t run to consumer reports.

The one happy 4/5 star on their had small issues and was roughly the kinda house we are looking at.

Definitely need to read more.
