I am looking at borrowing against both property assets and my investments to purchase an investment property.
You can't get help without actual numbers.
The first question is why do you have to borrow against multiple assets. That's a major red flag. There's nothing at all wrong with borrowing against an asset, but if you have a loan on that asset and you are taking out another loan that's exactly how people eventually go bankrupt.
Can you cash out refinance any of them to solve some of these issues?
Have you talked to a banker about doing a commercial type of loan for multiple properties? I'd highly recommend exploring that option, its free to look into

I am exploring investing against an asset for a downpayment on an investment property and doing an DSCR loan for the rest. I was interested in what the best options are to do so. I am 100% debt free, I don't know of these loans you speak of. The entire property will be less than 10% of my net worth so I think I am safe from bankruptcy. I know you just had to say something but there is an entire thread you could have read and received all the information you just assumed..

Yes. I bought 2 different lake houses. Used first one as an str with us using it, as well. We have the same intent for the 2nd one, but haven't yet. So far it has been a vacation house for family. We are recording expenses for taxes. Don't remember the rules, but our tax guy says we are good.

Did you borrow against assets for the downpayment and do a DSCR loan on either of them?

I moved money from stocks to pay cash for both. But I have put both up as collateral for loans to buy other properties. I love the diversification from the stock market and have been increasing my real estate equity for a while now. I have never regretted buying a house or land in highly desirable locations.
