So let's walk through the comparative "craziness". Presumably your reference to RE is to actual properties rather than REITs. As such, most RE purchases are levered. Most stock purchases are not.

Simplistically**, if RE purchased w/ a 10% down payment drops 5% in value (which happens with some frequency), then ROI is a negative 50%. Juxtapose that probability with the markets dropping 50%.



**Not factoring variables of rental income vs overhead/financing costs, or realtor/transactional fees.
