Real estate. You don't suffer as much market craziness as you do in stocks.
Simplistically**, if RE purchased w/ a 10% down payment drops 5% in value (which happens with some frequency), then ROI is a negative 50%. Juxtapose that probability with the markets dropping 50%.
**Not factoring variables of rental income vs overhead/financing costs, or realtor/transactional fees.
