Yeah same situation here - our understanding was 2021 was the best year for our unit, but if all current bookings hold this year will be 30% plus higher. It has been quite a run.

Next year will be interesting lol

I just got a $7200 assessment to cover a shortfall in
Insurance rates --so I look for my HOA's to go up and least
$600 a month---gotta pass that on to my renters

I’m in Orange Beach now and paid $7K for 8 days. Not doing it again, though. The prices will come down when people stop going, until then pay up or shut up.

As a guy with rentals, that’s not how it works.

Rental price is by demand, end of story. If rental demand goes down people sell because they can’t afford it.

You charge 25% in winter as you do for summer simply due to demand. South Florida for example jan through April is the busiest time of year, not summer. Everyone likes to blame rents on ‘costs going up’, but that’s not true. The truth is it’s all demand.

When they price themselves out of the market. I don’t have a crystal ball bud, if I did I’d be planning how to spend the lotto winnings.

Now, look at the bookings anywhere along the gulf. They are basically dead after next week. Last year shite was booked solid through October

Agree. The rentals and travel that were booked last year and early this year are winding down. People don’t have as much money now as they did a year ago. The extra spending you just described for necessary items is the equivalent of a beach vacation for most.

Yes, average middle class is living too close to the line that an extra $5000-$7500 per year in spending on gas, electricity and groceries will not impact their vacation travel. Either you are not middle class (most people consider themselves middle class, but I suspect most on this board are above middle class, which on the highest end for LA is $115k household). If you are making household $115k a year and the extra $5-7500 is not putting any damper on your discretionary you are in the minority.

I mainly agree although the last week I have had 3 bookings for the Aug - Oct window added - at rates that beat last year….. but yeah definitely not the volume of last year so far. October is full but there is some availability left in Aug and Sept. Destin is location
