Yes, it was, but I also gave them a pass as it's unprecedented times in the industry and the supply chain.

But now that we're at 29 weeks this is a bit much.

We signed last May 2021, dug January 12th and here we are going on the middle of august.

I own a stone company and do over 100 pools a year for one company in the Atlanta area. I will say that the pools we are on usually take 12-18 weeks to complete. Each pool is different though and some can be completed from dig to water in less than 10. It really depends on access, if it's hard access and it rains a lot, we might not be able to get materials for two to three days after a rain, while a nice flat well drained site is no problem. Weather does play a lot into the schedule. For everyday it rains, it adds about two days to the project.

Some supply issues can be expected also, but if the pool contractor gets with his subs early enough, that shouldn't happen. Anything over 18 weeks is really not acceptable, unless the weather has been bad or you picked out something unique.

Most pool builders rob Peter to pay Paul. Fortunately, the one I do a lot of work for doesn't do that.

Airbus - our stone got delivered onsite in May. Didn't get installed until 2 weeks ago and that was with a sub apparently as they weren't with the pool company.

I still have decking, equipment and plaster. $10k left to pay on the contract and if I pulled out right now I'd be well upside down.

My yard is totally accessible, flat etc. Just no excuse.

Right now the Wife and I are sending them emails every week but last year leading up to Christmas it was multiple times a day as we had a big christmas party that had been planned for a year.

We had to get or own concrete contractor brought in to put in the deck chain wall so their guys could lay the travertine so we had a deck to stand on for the party.

I'm on month 13 of a nine-month home build. Going to end up being 15 months by the time we move in. I know others in our area that are in the same situation.

Shortage of labor seems to be the big thing even more than materials. The trades seem to have a lot of power right now.

That's unacceptable. Also, you should never be upside down on a build. The company I do work for gets draws at dig, shoot, deck, plaster, then 5% after completion. Crazy that you have paid more than what work has been done. 90% of pool builders are scam artist.

Trust me, as a 25 yr banker that does construction lending too I get it. But not a single pool company up here will negotiate that. We did progress draws as you mentioned but the 10% we have left is only about $10k. No way we can get done what we need to get done for that.

Plaster, decking and equipment would be double that easily.

We had a 34x16 gunite pool built over the winter. Here was our timeline for our build on the MS Gulf Coast. Was very happy with our builder and communication.

Nov 3 dig day
Nov 5 rebar and plumbing complete
Nov 11 shotcrete
Nov 16 drainage installed
Nov 18 waterline tiles
Nov 21 coping installed
Nov 30 decking framed
Dec 2 decking poured
Dec 18 steps and tanning ledge tile
Jan 26 plaster and fill
March 3 pool fully operational
April 15 pool school

That's actually not too bad from what I've been seeing. I'm a sub in another trade, but I typically see the pools taking much longer these days than they used to. Years longer, in some cases.

I get it, but we are doing a 32x16 poor man’s pool that’s pretty plain Jane yard with easy access to the site etc etc. I get things go over, but don’t set expectations of 12-16 weeks in your contract and then be sitting at 30 weeks with no end in site.

The thing that pisses me off the most is that I’ve paid a business $100k so far and they don’t even have the common decency to return a phone call. A message even being left with the owner as I gave up on the PM returning a call a long time ago.
