yeah. Depending on where you live, the guy comes and looks at the house, looks at some nearby houses that were sold "recently," and pulls a number out of his arse (making sure to err on the side of more taxes).

Actually, appraisers are just erring on the side of getting you the biggest loan possible (at least they were).

They don't give a whoot about taxes.

Ok so maintenance costs, A total whopping $150 in 2 years. All of my money will never be tied up in my house. As I stated earlier, your house note or rent note in this case shouldn't cover that much of your salary. My note with escrow included is 1151 a month. The cheapest I could rent a house in the area that I am in would be 900 so yes I will pay an extra 251 per month to be owning something.

So you're willing to forego 45K over the 15 years + any investment gains you would have made on that money + money for major repairs that you WILL eventually have to make?

Apparently you are an idiot.... all you have to do is drive west on I 10 about 60-70 miles and you can buy a house with your said 1150 payment and rent that bad boy out for a minimum of $1530.

What are you thinking?

I get amazed how people act like their roof, AC, waterheater, pipes, appliances, whatever never go out when factoring in their cost of ownership... they will infer a $250 for 2 years, but when they need $3K for new AC... I doubt they extrapolate that. Accrual accounting for all!

Well if you haven't noticed, if you had your money in investments the last 2 years, you are hurting just as bad as if you were in the worst housing market. So yes, I am willing to forego 45K to say that if you look at it from a 20 year time frame. Just saving the house note from year 16 to year 20 will have made up that 45K, not saying that I will have equity to what my house is worth.

It will have made it up ONLY if the 45K hasn't grown and ONLY if the house hasn't one down in value and ONLY if you have had no substantial maintenance.

Really I have had capital gains the last 2 years... oh yes I forgot this was all unforseeable. I also note you directed this towards JT who presented the investment opportunity of a lifetime a few years back (to high rollers :P ) based on this exactly happening... but please continue

Depends on the facts and circumstances (where have I heard that before).

But if you think you can make get out with a profit comparable to the appraisal you cited, and can rent the comparable for $250 less, then at this juncture it is a valid thought (unless you think your house will remain immune to the remaining downleg)
