That happened because an unqualified inspector didn't do her job.

It happened because of poor design and construction. The inspector certainly didn't do their job and gets blame.

Also, thinking that is what I referring to neglects the dozens of buildings that have fallen since as developers demo by neglect. Neglects that there is a building downtown killing people because the developer is allowed to let the building fall down with little consequence.

What does "affordable housing" actually mean?

You know what it means. We all do.

It is a broad term that covers different levels of income compared to the area median income and doesn't default to Section 8 housing as many assume. For instance, in San Francisco a household of 4 making roughly $105,000 annually would qualify for housing assistance. I know, that area median income is very different in NOLA, but the assistance for housing is meant to be flexible based on income relative to area and not just Section 8.

Problem is the government that controls the assistance programs and how they implement them.

The developers are just doing the math and saying the investment doesn’t justify the return therefore not building.

Liberals always fail to understand that businessmen WILL do the math.

HANO certainly needs to improve their game.

What this is really about is building large, mixed to low income housing developments in affluent areas of Nola. That's the play. They thought this policy would lead to that, but it didn't, so it's being gutted.

Under the mandate, a 10-unit apartment complex in the city's Core mandatory inclusionary zone would generally have to reserve one unit as affordable housing. If the developer chose not to, the alternative fee could total about $300,000.

I wonder if the developers of the Four Seasons had to make one affordable condo or did they pay the “bribe” to avoid the fee or did they start construction before the rules were implemented?

Would be nice to know what affordable housing in a high rise over looking the river cost in a luxury hotel with monthly minimums to spend at your private bar with members only access and association fees on top of that?

I would say it is more about funding HANO without tax dollars. Makes more money paying the "contribution" than sacrificing the unit.

SFP also championed this as great, common sense legislation. Yikes.

Maybe I’m in the minority but why does any city build low income housing period? Back in the day, if you couldn’t afford where you live, you have to leave.

Nola is kind of unique in that they have something like 35,000 hotel rooms and a shite ton of restaurants. All of these need the low income/low skilled work force.
Not a lot of “affordable” places to rent in much of the city.

I’m not sure what the solution is, but it def wasn’t what the city tried to do.
