PMAC is staying and they are renovating it for more offices and work out facility. Practice will also be held there.

Will they have space for restaurants? I'd love to convince our ownership of moving of to this area and getting off of College Dr.

From what I’ve read, the Moody Foundation grant is being paid over 20 years at $6-7 million/year. So it’s unlikely that it did much (if anything) to offset the up front construction costs.
That said, it’s not entirely clear to me how the grant money is being used - whether it was a deal to sweeten the pot for Oak View, or just a big donation to UT athletics. Could very well be both, with UT paying part of the grant back to Oak View over the years.

If investors are going to put up 350 to 400 million dollars to build the arena, how much money do they need to make a year to pay off the loans and to realize a nice profit?
This is the key to it all.
Yes, the land is “free”. But LSU will block out a significant number of days for basketball, etc. I’m guessing they will block out football Saturdays too. Consequently the developers will have to make money the rest of the year while operating and maintaining the building all year.
It’s hard for me to believe a developer can pull this off without public help (tax dollars).

Not saying that it'll ever happen but when there's a large enough desire to make it happen, it'll happen...
There are two other examples in recent years where accommodations were similarly made which involved going under the railroad tracks. The entrance to Hollywood / Queen casino, and the Comite River Diversion Project.
Although, as you pointed out, the railroads play hardball so negotiations where long, difficult, and ultimately very expensive.

There are plenty of examples of roads or other paths going underneath the RR tracks. It’s definitely an option, and why I think it’s feasible.

Not sure about comparing one area over the other, but I remember when they built the new business school center and taking classes next door at ceba (pft or whatever) You would be impressed at how many piles they put down. Piles sky high and a never ending clang clang clang. They probably weren’t even spacing them out for what I heard and saw go in over many, many months.

It’s a fair question and I can understand the skepticism. It’s clearly working at the Moody Center. They reportedly grossed $62 million in ticket sales alone from 36 shows within the first ~8 months they were open. Another thing I’ve read is that Oak View and UT are splitting sponsorship revenue, and that they had secured more than $20 million in annual “partner” revenue before the arena had opened.
That being said, Baton Rouge is obviously a different market than Austin. But that can cut both ways - this arena might wind up serving a larger area since there isn’t as much competition in Louisiana.

It’s definitely an interesting situation to follow.
I hope they pull it off and do what they say,
If BR metro with about a third of the population of Austin metro css as n support a project of this size it would be a big boost to the community.

I've said in other thread that the only viable option for positive growth in BR is through LSU at this point. As the kid say, let them cook
