They would become paid employees with more rights, benefits and protections. And here the thing- there are a lot more run of the mill college players who may never have a shot at the NFL who that would greatly benefit than the relatively small number who make all the big money. Those players would be highly incentivized to take the CBA and Union deal.

Eventually the ONLY requirement to be allowed participation in college athletics is that you are a student. Players cut after 10 year NFL careers will be allowed to enroll in online classes and suit up. They can hire someone to take their online courses, and some will.
