What’s going on with my grass? Pulls up easy in spots

So in the healthiest part of my lawn I noticed that there are some spots that the tops of the blades are yellowing. I ran my fingers through those spots and it was very loose and the grass came right up and the soil beneath is very soft. I have some dead spots in another part of the lawn and the grass is still tight to the ground despite being dead/brown. This is centipede.

I would love to know this too. I had a full st aug yard that centipede took over about half. It for the most part looks ok. However, pretty much all the centipede parts seem like they aren’t even attached to the dirt. I can grab and lift it off the ground essentially.

Possible chinch bug LINK - might be a little early for take all root rot ( LINK) but read both articles. You can do a flush test for chinch bug diagnosis - in article.

I wish I knew. I get spots all over that are dead when the zoysia greens up every year. Just pulls right up.
My neighbor who runs a nursery and installed the turf offered this: " well, tell ya what I'd do. Put out some triple 8 or triple thirteen and water it in reeeeaaal good and see if that helps". Gee thanks. That's his advice on everything that ails the yard.

1st issue is probably mole crickets or grubs eating the roots of your grass. Pour a gallon of soapy water in a 1sf section of the affected area and see what comes to the surface.
