What is the best home appliance insurance to purchase?

I just bought a home back in April and I am looking to purchace insurance for appliances, HVAC system, garden tub,etc. Who is the best company to go with?

I believe the consensus on this board is to not pay for insurance on those things.

They know what they're doing. When something breaks there's a good chance it won't be covered. When it is covered they'll first send some sorry arse guy out to try to fix it 2 or 3 times before they replace it. It's just a hassle.

They delay till you give up and get it fixed yourself. How long can you last with your HVAC out? 1 week, 2 weeks?

3 days was my max a few years ago. Thankfully it happened in May and not July/August.
We had one when we bought our house back in 2007. The seller purchased a one year home warranty, I think through American Home Shield. It covered major appliances, plumbing, electrical, etc. Just not stuff like washer/dryer or fridge that is considered not fixed, unless it was a built in. We used it once on the water heater. Simple fix, but it is much easier to deal with a quick cold shower than not having A/C for several days.
It expired and I never bothered to renew it. Waste of money.

I've heard two sides to this.
My brother had one on his house and said it was nice to have at first. But when they tried to use it, many contractors would not work under the insurer (american home shield) because they were often long waits for payments or they would be underpaid or not paid at all. I asked if he would buy on for his new house and he said hell no. its a waste and he would rather just fix the appliances and shite out of pocket.
Now some friends of mine have a rental property that has one. They love it because I think they just end up paying out of pocket for repairs and then submitting claims for repayment. Not sure which company they use or if they are made whole, or partial to the amount. Its probably good for something like this but not your primary residence

Live in BR. Had to get someone from NO to fix a water heater pipe leak. $1000 built in microwave goes out, they offer $150 to replace with like kind and quality instead of repairing. They pretty much have a clause in the contract that limits the amount they would ever pay for a claim to some miniscule amount. Anything caused by rust is not included.

Insure yourself. Whatever month premium you will have to pay.....put it in a shoe box in the closet. Forget about it!

Take that monthly note and put it in a rainy day savings account and use it for repairs.
