Residential Contractors license

Going to get this to build a home to flip. I have been wanting it and have some knowledge and background in residential construction.

I reviewed everything you need as far as application, fees, and how to schedule exam etc. what I can’t find is any type of book to study from. Does anyone have a recommended book to study?

Not sure you would need to be a licensed contractor for flipping houses.

Plenty of places require a licensed contractor to do most work on houses. I'm supposed to even get one to replace a toilet or light switch

Any remodeling under $75,000 will allow you to pay a licensing fee of around $300 to the La. State Contracting Board. Anything over that will require an additional license. I have both Residential and Commercial licenses, and as far as my knowledge...there is not one set of books to study. Its broken up into several different areas of expertise. Electrical, Plumbing, Cement, Hard and soft trim, etc...Test is 100 questions online at the Board of Contractors, and can only be taken after the Business Law exam...also online, but can be taken from home. If your project is more than 75k, ill be happy to provide my license to spare you the time.

If you are building it to sell it would be a spec house, not a flip. You are SPECulating that someone will buy it verses a custom build specifically for someone.

In any case, last time I checked you were allowed to build one house per year in LA without a contractor’s license. So as long as you did less than one a year you wouldn’t need a license.

ONLY if the house is less than 75k. Anything over that you need a Residential License. Otherwise, it would be a home improvement license for anything less than 75k

So you are saying if one wants to self contract the build of their own house they would have to get a contractor’s license? Bc that is essentially what he is doing. That is why the one year rule is in place, to allow people to build their own home.

That is actually illegal as all parties in a joint venture must be licensed. See section 307 of the Rules and Regs.

I have a commercial contractors license, when I got mine, I went to Baton Rouge and took a 2 day practice course, mainly for the business law portion. It sure helped me.

How hard were the tests? Ive looked over some practice questions and the dewalt book and it doesnt seem like its very hard.

Do you have a buddy with a GC license?

Its not illegal to oversee building of a residential home and providing my license to pull permits. Everyone involved, i.e. Subs has to have insurance, but not everyone involved in the building process has to be licensed. Anything over 75k requires ONE licensed GC
