Painting Brick vs Mortar (Sack) Wash

We are having issues with water entering into the house during driving rains because of compromised (old) mortar in the chimney. Thus, we are having our chimney sack washed (its seems like the only answer according to our contractor).

At that point, we would want our whole house one color. Its a two story house (3200 square feet).

We were given 2 priceS:

Sack wash whole house and chimney-23k (the plus is it secures the mortar for the whole house).

13400 to mortar chimney then paint rest of the house.


My question is what is the typical life span of painted brick vs mortar wash in southeast LA?

How old is the mortar? Sure it’s not the flashing? You can tuck and seal the mortar

We already fixed the flashing...still having water intrusion.

From my research, a sack wash is intended to last much longer than a limewash. Likewise is definitely cheaper though.

We just painted our 2 story 3300 ft2 brick/stucco/siding.
- on non-siding used Loxon + Emerald Rain Refresh white
- on siding used Emerald Rain Refresh
COMPLETE SATISFACTION using these. The Emerald Rain Refresh seems to clean itself when it rains. Total cost was less than half your estimates. I can get you in contact with my painters if interested. They do commercial painting full time and did my house on weekends. Took maybe 4 weekends. I am OCD and rarely satisfied at least fully, and they were fantastic.

Interesting never heard of it, I am going to have to check that out thanks.
Have you had a inspection done with a flir moisture meter while it’s raining to inspect it just to double check. Water can do some weird things that can defy physics gravity.

Do not rush into this approach. I know the stress/aggravation of a water leak in a house.

Has the brick been sealed with siloxane?

There is a difference between sacking brick and tuck pointing.

Have you had anyone other than this contractor look at it?

I have old brick and mortar on my chimney also and it was leaking any time it rained. I bought a chimney brick sealer for $100 on Amazon and sealed it myself and it no longer leaks.

TA, please update this thread with what option you go with. I also experience a leak from the brick/mortar of my chimney only during heavy driving rain.

My flashing is fine, and I have sealed it with siloxane. Only have issues when it's raining extremely heavy.

Update...I got 2 more quotes including lildevs guys. Both were more expensive (one by 10 grand). Labor and materials are just high currently.

We are going to mortar wash chimney and paint the rest with Loxon. Latoya is fricking up my world big time, so I am going to take the 10k and do other projects on the house.
