Homes for sale on Kodiak Dr. in Baton Rouge - Why so many?

Not sure if this is the right board for this, but I've been browsing homes for a while and that newer neighborhood on Kodiak Dr. off Anselmo between Essen/Bluebonnet has a bunch of houses for sale. It's a very small neighborhood and not many houses. All built within the last 5 years or so.
Was wondering if anyone has heard of any issues with the houses or that neighborhood. Thought it was strange that so many are for sale when there isn't many there to begin with.

Note the small driveways. There are a lot of investment homes on that street (they rent out the homes). The problem is the HOA restricts parking in the street (there arent enough parking spots for the tenants)....but people park in the street, so the HOA hires cops to sit and write tickets/ tow people. On top of that, a lot of the homes have gotten hit with burglaries. I’m pretty sure that will be public record.

I have some friends selling their house in the other neighborhood that connects. They haven’t had any issues with street parking or crime.
It’s mainly just rental/investment houses and starter homes. So turnover, especially at that price point, is common.
Younger people more likely to move, investors looking to change homes in their portfolio, etc.

I could see homes like that if you're right by a downtown or in a really dense area with parks, but deep in South Baton Rouge where you can't walk anywhere and gotta deal with traffic?

A couple of months ago, when I looked through ads with houses for sale, I noticed that there are quite a lot of offers in this area. Maybe this is because many people are leaving or there are many new houses.
