Home Building on the Mississippi Gulf Coast

I have started to look for property in the Bay St. Louis and Pass Christian area. I know no one can give an exact number on cost to build per square foot but looking for estimates. It would be on pilings, 3 bedroom (looking to add a possible bunkroom) and 2.5 bathrooms. Nothing fancy just a shotgun style house for a weekend retreat. Open to all advice and suggestions.

Was looking at this recently. I assume insurance is through the roof!

I think it really depends how far off the coast you are. Same thing with building. I think the line is like 1000' off the coast, everything is cheaper.
Don't quote me on that though.

Bought a raised house in BSL a few weeks ago and rented it out. I will tell you just from quotes on roof, siding, etc that the prices are much lower than here in Metairie for the same type of work.

On pilings, like how high are you talking? 2' or 12'?

Check out CT Homes in Gulfport. They have an office off Hwy 49 by the 2 Walgreens. They have a really fair price and some lots waiting to build to suit. The values are crazy down there and building is picking up. I was surprised at how many lots from Katrina still have driveways and nothing else. People moving in there from NO everyday....

The property we looked at is zoned AE 18 but lot lot is 4 feet above sea level. So we would need to go up at least another 14 feet

Currently selling my home in Old Town Bay St. Louis where listing prices are between $375-$400 a square foot.

We built in 2020 outside of Baton Rouge.
12' up, splitface concrete block for "pilings"
Full slab, storage area and rec area downstairs.
3000 total square feet upstairs, 1000 of that being outdoor porch area.
Total build cost about 470k, plus the lot. This included a builders fee of 10%.
Went premium material/design on some things, but not everything. Could have certainly cut more here and there, but not really over the top on anything.
In reality, we built two "floors", both of them having to support the entire house.
I'd be glad to share any details if it helps you.
