gas pressure washer maintenance and care

MIL BTB offered to buy a pressure washer for me to be able to use as long as I help her take care of her old home she's trying to sell. I've also asked that I help clean up her new home she's trying to sell and offered to at least buy a solid surface cleaner that we can both use. Here is the pressure washer in her budget:
2900 PSI 2.5 GPM Cold Water Gas Pressure Washer with 212cc Engine
What are some best practices to maintaining this thing so that it has as few future issues as possible? And what would possibly be some upgrades I can add towards this?
Upgrades I know of:
Pressure washer wand
Extended pressure washer hose
Quality surface cleaner
Maintenance tips I know of:
Do NOT use soap in the soap dispense
Using low ethanol gasoline

I do not know much about different brands and accessories. I have my dad's pressure washer and the vinyl hose is a pain in the arse. If there is a rubber or more flexible hose I would recommend that.

Make sure the motor and pump have oil each use.
Use zero ethanol gas if possible.
Let it run every couple months.
Oil change every 50 hours or whatever is in manual.
I haven’t looked at pricing in a while, but if you can find a triplex pump for not much more money, then maybe do that. Axial pumps will show problems in a couple hundred hours but that may be a decade or more for casual users.

Most importantly, make sure your water hose is connected to the washer and water turned on before you try to start it. Sounds like a no brainer, but you’d be surprised.

Best maintenance is to use it. Of course check the oil and ethanol free gas.

don't deadhead it...letting the pressure washer run for a time without the trigger pulled builds up heat in the pump and can lead to early pump failure...if I'm walking away from it for a few minutes I'm shutting the unit down...

I have a brass shut off valve attached to the hose inlet of the pressure washer. I turn on the water, start the washer and flip the valve 90 degrees to turn the water,

All advice has been great. I've been sticking to the start up instructions and put around 5 hours on it so far. I may ask the MIL to let me store it since I'll be able to maintain it more frequently. I'll ask these last two:
Anywhere in the BR area near Jefferson Highway that sells specifically ethanol free gas?
Best surface cleaner attachment for 2900 PSI? Ryobi has their own but figured there might be some metal ones that are built better.

Easily #1....I use non-ethanol in everything; boat, mower, pressure washer, etc. except the vehicles.
ETA: I've had a Homelite 2700 PSI gas one for several years and love it.

I’ve got the Ryobi one with the wheels on it that I like better than the ones I’ve used with just the skirt.
