Irrigation system. Much cheaper to do it now. If it’s not part of your package, get it.

If you are doing a large soaker tub in the master do not get the corner type, they suck arse. While on tubs, jetted sounds like a cool idea, it’s not and they become a pain to maintain.

Depending on what part of the country you are in the heating under ceramic/porcelain tile is money.

No but if you are tight on funds (ie coming up with $5k) I think the best suggestions are likely ways to save, not the best bells and whistles. Starting up in a new house is expensive. Anything from moving (twice for you) to blinds to closing costs to cost overruns on the build out, appliances.... it tends to sneak up on first time buyers. I’d normally say save up more out of the gate as advice but you already signed so I’d advise you find ways to save like hell and focus on value opportunities for utility over flash on any decisions you are making. really push to figure out your budget and weigh what’s important before the options land on your plate.

unless i misunderstood the coming up with $5k and you actually are flush. If I am understanding right though, it’s important advice that many a homebuyer neglects.

I recently renovated and stuffed RockWool in the walls and ceilings to insulate and sound dampen. Great product. Another thing I was able to do since pipes were exposed was to wrap the hot water pipes in pipe insulation. The hot water heater is in the basement so before the hot water wouldn’t be as hot as some like it by the time it made it to the 2nd floor shower.

I’d put a good HDTV antenna in the attic and run coax cables through the house so you will always have free TV. I’d also run Ethernet cables for internet as well.
