Looks great, but in the second pic, the middle upper cabinet, have them remove the rails to get a cleaner look and symmetrical lines. It was unnecessary to build another box.

All told would've added 429sq ft to the house but was all already covered under the roof. Had biddable plans drawn and a contractor gave us a bid - $154k (~$350/Sq ft). Just insane. Construction costs are just out of control.


I've learned the hard way over the past 9 years of completely renovating my house, inside and out, that the only way to control costs is to DIY as much as you can and sub-contract the rest yourself.

Find some framers, plumbers, electricians, sheetrock guys, painters, finish carpenters, etc. and bid it yourself. It's a pain in the arse finding folks, but managing these types of projects is very doable.

Dealing with EBR permitting office sucks arse as a homeowner, but if I can do it, you can too.
