In most states all you need is a college degree with a certain number of hours in surveying classes, a few years in training under a surveyor and pass the state boards. No bid deal. As in most Professional occupations today education is the key.

Anything found by a Forester or property owner is meaningless. This area is exactly where I made my living in court rebutting this BS. My firm has been around since 1936 and the last compass used was in the 60's. Magnetic lines constantly shift so they are unreliable unless you are trained to adjust them.
When dividing land "subdivisions" most judications require a licensed surveyor to stamp plats so all the mistakes of foresters or DIY go away. Often, certain coordinates have to be shown on the plat so the assessor can place it in their mapping system.
I'm curious at to why people try to pick the lowest price on dirt for a house pad and surveys. Building houses and buying land are most likely the biggest investments you will make, seems to me you want the best person who will do the best job.

And going with the most expensive quote. We all know a high quote doesn’t automatically equate to the best job. Im not trying to lowball, but I’m also not trying to overpay.

I did land surveying in Louisiana for a year and I almost starved to death.
