Buried 500 Gal Propane Tank Install

Considering purchasing a 500 gallon tank to be installed (buried) at a new residential build in Saint Augustine, FL. Property is wide open with no obstacle or other significant considerations to work around. The first quote came in and curious if any here might have experience with this and wouldn’t mind commenting.

500 gal tank (new) - $4,100
Tractor/Bury Fee - $800
Materials - $375
Regulators - $550
Labor - $250
Propane - market price
Total without propane: $6,075

as a guy who formerly had a house with a 500g propane tank may i ask what the purpose is?

are gas furnaces a thing in southern florida? do you just want to run gas appliances and lights?

what is the draw behind spending that much just for the tank install? just to have some insurance should the zombie apocalypse happen?

is NG not an option or will it cost more than $6k to run it to the property?

NG is a cheaper option; propane is 'market price' and is all over the damn board and at least for me, i was always fishing for the best price since i had to fill that 500g fricker at least 4-5x a year.

FYI the local propane co. here just offered to lease me a 250g tank at my new place for $5/mo.

not judging; just trying to understand the need.

Unfortunately, natural gas not an option in my neighborhood. Gas requirements are:

24kw generac
5 gas lanterns
Gas cooktop
Pool Spa heater
2 tankless water heaters
Outdoor kitchen grill and griddle

all the money obviously is in the tank
see if they do a monthly rental
see if you can buy a tank and if they would be willing to do everything else (assuming they’ll charge you to certify the tank)

We leased our 500 gal when we lived in VA. If you didn't use 1 tank full a year. The lease was $125yr. They will only fill tank to 80% to 85%. Never let tank get below 20%. Also, if you lease the tank you can't have it fill by the competition. lease tank they have to do leak test on ALL your eq that receive gas from tank.

also burying the tank is driving up the cost. Consider an above ground with a screen of some sort

you should be fine then; maybe fill once a year with that. its the gaspacks in the winter (at least here in middle TN) that get you. when the weather hits the 20s here, i can burn through my tank in a month.

the pool heater and tankless water heaters will be your big draw but it sounds like you're just heating a spa and not a full size pool?

Yes, it’s just for the spa and not the pool.

I’ll be getting some quotes for leasing the tank as well, but we are planning on being in the house for the foreseeable future so eventually I’ll pass the breakeven point. Having the option to shop around for propane prices is nice, but I’d assume (perhaps incorrectly) that they should all be in the same ballpark so not clear if that delivers any savings?

I can only offer my experience here in TN but prices varied WILDLY from $4/g all the way down to $1.34/gv depending on who you talked to.

Do the math on a 3/4 fill of a 500g tank.

They will almost all negotiate as well when you call and also ask about prefill "summer" pricing which may not be a thing in Florida but I always bought an extra 500g in May when they ran a special.

I don't think you'll find propane under $2/g these days but I haven't really kept up with it since we moved.

shite it was over 3 bucks back in the 90s when I had a house in Mandeville. It was my first propane house and the tank was full when we bought it…I damn near had to take out a loan to pay the first refill LOL

mont belvieu is at .76 today. Depending on how competitive the bobtail market is in your area, you are probably looking $2-3 a gallon delivered plus whatever delivery fees they'll charge. Propane has normalized a good bit off of some high prices in the last two years.

if you wait until the summer you will save .10-.20 per gallon, that unless a another war breaks out or something

That's a good price. I am getting a 500 gallon above ground tank installed now and it's ~$5,200 with the propane included. Underground tank would be ~$10,300 due to excavation, increased tank cost, anode bag, and labor. I am only using it for my pool/spa heater and outdoor grill.

When we lived in the county part of Madison County Alabama and had propane, those guys would bend us over when we had to get a fill up. I'm so glad to be on NG now in the city limits...still some other bills now...but not a $750 propane bill.

ouch. my a-hole still hurts from some of those fill prices i paid.

in the 7 years we had the tank (and it was in a PiTA place to reach off a hill in our yard that was damn near impossible with snow on the ground) i mijudged the levels twice and our house was left dead in 20 degree weather with only our fireplace to keep us warm while waiting a week for a propane truck to get to our house and paying whatever jacked up price there was because everyone was in the same boat.

wife still gives me hell over it.

Always try to do full refill in the last 2 weeks of August this seems to be the cheapest time of year to purchase.

Here’s what I paid in early 2022:

500 gal used tank, 15 ft of gas line, 2 regulators: $2370

Labor: 4 hours labor (digging trench etc) $300

I did not bury my tank.

I have a 400k btu spa heater (biggest they make) and it uses 4 gal/hour when running. But once it is up to temp, it quits using so much and just maintains. It takes about 2 hours to get up to temp in the winter time.
