Bonus, you wont see any termites either.

It says you are supposed to, but a couple of years ago during the drought, I would find a few termites in my master bathtub when I would wake up in the morning. Guess they were coming up through the bottom of the slab to find water. I sprayed against the foundation where the grass meets it really heavy in that area 2 days in a row and never saw any termites again. I just figured if I sprayed enough against the side of the foundation it would run down to the bottom of the grade beam serving the same purpose as trenching.

I've been using the concentrate from amazon for years. Ants, fleas, ticks, mosquitos, spiders, termites, roaches etc. I usually hit the underside of my deck and all the posts every spring and fall.

The XTS version is oil based for external applications, there is a I/T type for internal spraying.
You want the oil-based for your yard because Bifen takes about 24 hours to be fully effective.

This is what i use as a general outdoor pesticide. Its also very cost effective because you can mix it 1oz per 6 gallons for most insects. I think 1oz per 3 gallons is recommended for spiders.
Works great as a temporary mosquito barrier also. Ill mix some in my boom sprayer and make a few bands around house and back yard. Really knocks them back for a few days when they get bad. Usually September for me.

I used the IT version but did a whole yard application to keep ants from popping up in another area. It helps with mosquitos who live on the underside of vegetation like grass during the day.
Also sprayed eves to eliminate spiders. My yard was over an acre so I used a tank sprayer mounded on rollover bar that could be used as a boom or wand spraying. It would keep the ants at bay between 3 and 5 months depending on how much rain we got.
Avoid spraying flowers even clover flowers as it will kill bees. I would mow lawn first. Do not use on anything that will produce something you will consume like fruit trees or garden crops.
Keep pets off until it dries which is about an hour or two after spraying.
I would recommend for first time users to do a second application two weeks after the first then every 4 months or so as needed. Also time the spraying when there is only a small chance of rain for that day.
