this in a nutshell. Street parking would suck at that location for one business, much less two. There's a cemetery behind it and across both Canal Blvd. and City Park Ave. with limited street parking to be had.

Add to that the fact it's a major route for Delgado and work traffic heading to and from the interstate along both Canal St. and City Park Ave. and it's going to be a fluster cluck when done.
