Need a General Contractor in Mandeville

Tree through roof, including a section of the peak. Attic and upstairs bedroom trashed. Downstairs bedroom water damaged. Tree removed and hole covered with plywood and and tarped. Have secured a gc for roof but that contractor is only doing roofs right now.
Prefer local (meaning Louisiana company in the general area. Doesnt have to be Northshore necessarily).
My go-to is too busy on the Southshore.

Insurance put my house down as a total loss just from the pictures I sent in. Insurance sent a contractor out to decide whether or not they’ll pay out the full dwelling coverage this weekend. With construction costs these days and my policy going by “replacement cost” I’m expecting it will be a no brainer. Keeping your contact info if I end up needing a second opinion though

I’m still waiting on insurance to let me know which way the wind is blowing. Independent adjuster was out there 8 days ago but haven’t had opportunity to send them pictures.

And FYI, I saw a post of yours in another thread. If you get full dwelling payment you may be eligible for a small additional insurance for debris cleanup, which would soften the cost of bulldozing. I may be a total loss to so I feel your pain

In my case it has to do with whether or not the tree that fell on my house ends up coming out of my dwelling coverage or not. They already sent me a check for the tree invoice but I’m hoping I get the full coverage + they pay for the tree on top of it. It was nearly a $10k tree so it makes a pretty big difference

Oh I see. Yep I’ve racked up some bills as well. I paid $5k for my tree, insurance contract says they will pay $1k. Hoping that at least goes against my deductible

I’ll be in the hole a decent amount on my mortgage still once I subtract my dwelling coverage payout from the remaining principal on my mortgage. After I demolish and clear the property I’ll have to sell the lot to make up the losses.

Hoping I come out ahead enough from selling the lot though to cover a down payment on a construction loan to build on other property that I own. Trying to look on the bright side the amount of home we want never would’ve fit on that lot anyway.

Not sure you would "have to". You can approach a lender on a new construction loan right?

If you want a bigger home than what you can fit, i get it.

You can also rebuild a home on the lot with intentions of listing for sale as new construction but i understand that probably isn't want you want to sign up for. Maybe make some dollars doing this rather than selling vacant lot. idk.

Ok, but as with all things Ida, slow going. Ryan from Total Construction came by and checked out the damage. Working on an estimate. Still waiting a couple more days bf the demo/remediator contractors get to work. Then the GC comes into play. At least the tree is gone and I'm tarped. Moving forward.

Have you gotten the go ahead from insurance for demo? Or is it just interior demo?

I spoke with my desk adjuster for the first time on Monday and we may as well have been speaking a different language. They seem to have zero idea of the actual impact of a hurricane destroying your house and disrupting the community. This is going to suck.

Demo/remediation co. works directly with Ins. The guy came in and did moisture readings and took moisture detecting photos. If you can prove with data that you have wet drywall/flooring and mold the ins company cannot refuse you (unless your policy really sucks). But yes, it isnt easy and everything about this sucks and is taking a long time.
