So I have a tenant I was hoping to evict for non-payment of rent. He hasn't paid in over a year even though he has been working throughout the COVID scam. He's a healthcare worker - hero (???) nurse...Now that the CDC has extended the eviction moratorium through 10/03/2021 what recourse do I have to evict him?

A friend of mine is also in the same boat. So I'm sure that most landlords are being affected by the deadbeats taking advantage of this situation.

That's exactly why I'm not even considering buying a rental these days. The Democrats do not care at all about middle class people. They only are concerned with being Santa Claus to every other group on the planet.

You can evict for reasons besides non-payment. But, it depends on the State and even Parish/City. Jefferson Parish has been doing evictions for a while even during the moratorium. Orleans? Maybe 1-2.

If over a year, the lease is up. Evict him for that, not non payment

One reason I sold mine. The tennants went damn near deadbeat after the covid eviction moratorium. Started hating the maintenance once cash flow slowed. And properties in NOLA (even the 9th ward) are way overpriced. Glad I'm out.

use the loopholes if you have a deadbeat who did not apply for rent relief to pay you. or is withholding funds for other stuff.

you have been in the RE threads for ages and you still never pulled the trigger yet?

i have not had any issues with tenants but that is anecdotal and others have obviously. if you have never got in the game yet hold off until this shite is lifted. would be my advice for a beginner.

The issue is they changed the rules mid game. look at what the original stipulations were versus now. they were not as tough then. CDC has no authority. I hope fellow LL's sue the ever living frick out of these authoritarian pieces of shite.

I'm going to be moving soon and I plan on keeping my current house as a rental. Is there anything I can put in the lease agreement to have some recourse in a situation like this?
