I am trying to plan a summer trip with some old AF friends and their families. Trying to stay in the middle all of us has me limited to this area of the country.

Any recommendations on where exactly? There will be 4 couples with a total of 10 kids 5 yrs old and under. I was thinking a lake house would be nice but obviously whatever we get has to be pretty big.

There are some great houses on Lake Blue Ridge and Nottely in N Ga. If it's in the summer, these are somewhat in the mountains, so you might get some heat relief.

Lots of spots on air bnb and vrbo.

Not sure if it's too far east, but from Lake Jocasse down to Keowee and down Hartwell in SC have lots of houses available in the summer usually.

I stayed at a massive house on Keowee a few years ago. Probably had 12-14 adults and 8 kids comfortably.

Fort Payne/DeSoto State Park area. Little River Canyon is almost as impressive as the Smoky's.

Lots of houses, great lakes to play in with a boat as you can go find rope swings and jump off spots. Easy to just hang out in the water off your dock.
Lots of little wineries and breweries in the area. There's a big adventure park for kids closer to Helen, GA, as well as river tubing. Tons of hiking trails and waterfalls to see.
Went there last year with the kids and they loved it.

That is probably the furthest I'm willing to go, about 10 hours for me

I actually have one house saved in that area already.

Start looking now. Those things book up very fast! We had to book last year for this summer. We missed out last year bc we didn't start looking early enough. Very popular area!

Yeah I’m realizing that, very limited.

Have you tried the Chattanooga area? Nickajack, Harrison Bay, Chickamauga Dam, or maybe even something on/near the Tennessee River?

My son rented a cabin with an old army buddy on lake Weiss in NE Alabama a few years ago; you might find a large house there or on Guntersville lake which is nearby.

We rented a very nice, large, house on Lake Glenville near Cashiers, NC in 2018. That maybe too far for you though. There were 10 > 16 yo & 3 < 10 yo.
