What are landlords doing without the ability to evict non-payers?

Hearing that Biden will extend the eviction moratorium. Landlords large and small have to be getting crushed. What is the solution?

Rent to people with good credit and decent paying jobs.

Dont rent to people with bad credit and/or low paying jobs.

A neighbor of mine recently evicted his shitty renters after telling them someone made an offer to buy the home. Don't know if that was legal or not.

I'm certain you're talking about landlords, not renters.

Fortunately I have not had to cross that bridge. I would not be happy.

Government regulations make it so in many parts of the country.

All those regulations result in landlords having to charge higher rents to make up for the hassle.

You can 100% still evict people if they don’t pay. Thsi has been going on for awhile, the extension is not anything new. I also as a landlord have the ability to shutoff power to the property.

If you were to get to the point where you shut off power/utilities, would you be afraid they would trash the place?

You have to get them on something other than non-payment. A coworker recently evicted an a-hole for having more people living there than the lease allowed. Landlord went to school with the judge and she told him to make sure not to mention non-payment. The renter was an a-hole because he was taking advantage of the covid an not paying. Had a public venmo and showed payments from side jobs for way more than rent.

Seems like a lot of banks are working with landlords right now, and since the note is the biggest expense, it's kind of a wash right now.

Landlords still may be losing money in other areas though.

We have low rent properties and month to month leases. Issue a non-renewal of lease with proper notice. No reason necessary. If they don’t leave, eviction will go forward. There is only a moratorium on eviction for non-payment.

zero issues. extension only through January SO FAR ONLY ON FEDERALLY BACKED LOANS!!

moratorium also prevents FORECLOSURES!

it has been that way since march.

Is this the way to do rental properties now? Short term leases 1-3 months while keeping some wording in there to keep the rent control per year? That way you can always get them out within a couple months for non-payment? Can you do this with middle class rental properties? 150k-250k home rentals?

Not illegal, but pretty crafty and resourceful.
I have a buddy that has been lucky with his 30+, low-income, non-subsidized rentals. All but 1 has stayed current and she "made arrangements".
