They're smart enough to learn to avoid, so supposedly it's much better to set several all at once(in corners and along walls), instead of hoping to get by with 1 or 2 used over an extended period of time.

Living in N.O. it is not unusual to see rats no matter how clean you live. It is just a fact of life in urban areas, especially where older homes are located.
I only see them in my back shed or every once in a while in my woodworking shop. When I do see one, I'll set out at least 4 snap traps baited with peanut butter and usually within a day or so, I've got the rat caught.
And if you see one, you likely have more, so I keep the traps baited until a fair amount of time passes without a catch, then put them away until next time.
