Wondering how much the spot is going for, I don't see any info online. Not sure why it wasn't just sold as a turnkey business, so does anyone have any info about the availability of the spot?

Property owner Bonfanti died.

New guys buy properties and lease it back to Sammy to stay operating.

Sammy has whatever issues he has, can’t pay , new owners shut him down. They now own the property and will most likely wait for suitors to come to them but eventually may wisen up and realize that building needs to be gone.

I think they will lease it out to a few places that fail before tearing it down.

Private TD bar ($350/yr membership fee), with an owners VIP section for anyone who donates a grand or more

Rent for Sammys on Highland was $25,500/month. I also read yesterday negotiations with a new tenant were underway. Donnie Jarreau has the listing.

Probably somewhere north of 3.8 because iirc that’s what they paid for it.

The two names that keep coming up (only rumors) for the Highland location are The Chimes and Parrains. Sammy's used to knock it out of the park at the Highland location (until Jason left and food/service went to crap) so I would imagine there is a fair amount of interest in the location.

Path forward:

1) Attempt to lease at some highly inflated market price that you believe the place is worth

2) Only manage to lease the place to some upstart with a bad idea and dumb enough business sense to lease a large building just off the corner of Staring/Essen and Highland.

3) Upstart business is likely someone’s dream of owning a bar that caters to “young professionals”, and after 3 months of popularity local cops start patrolling for DWI’s and that business fails. (note: business would have failed anyway 4 months after that due to high lease and low profit on off-nights).

4) Rinse and repeat with some other version of the same idea.

5) Realize that you were dumb for buying that property because it was only profitable if the tenant was Sammy’s, and thus your income was directly tied to their success, which you had no control over.

6) Sell land to developers who intend to redevelop that space as apartments.

7) Local residents have enough political power to stop the Apartment construction and the land sits in limbo for decades.

I have no doubt there are cats with deep pockets jockeying for this building currently.
