I am working with the guy who did the inspection. He turned off the skimmer last Monday/Tuesday and we are just watching it fall until it stops. I measured yesterday and it was 7.5-8" below the 1st mark he made last week.
We have also notified the seller and closing attorney of the issue to get it on record.

I’m curious why you’d notify the closing attorney. This situation has nothing to do with him at all.

Really just notified him because he is a personal friend. Since he deals with this sort of thing daily he was able to provide some additional insight on our options.

Good luck getting anything from the sellers. Read the inspection notes and I'm sure it has an escape clause for just about everything in it, but it's good that he's at least working with you. Would be interested to hear what comes of this when it's all said and done.
I'm still not sold that its more than regular evaporation, have had my pool drop 4-5" in a week easily, and then the following week only drop about 1" with no rain either week. Wind, clouds and humidity make it vary like crazy. Best of luck.

Lol, it’s been just over a week since I quit adding water and it is well below the bottom of the skimmer. At the rate it is falling it will be below the return jets in the morning and probably be at the pool light in the next day or two. I have my fingers crossed it stops at the pool light and turns out to be an easy fix.

Thats a really high rate. The max mine will drop is 1/4" per day depending on the weather. I think 1/4" per day is pretty high, but I have a waterfall and bubblers that are increasing evaporation rates. You're right though, weather plays a huge role.
When I first bought the house I was paranoid about a leak because I didn't expect to lose 2" of water in a week. I did the bucket test a few times to confirm.

sounds like you made the right call. glad you got it sorted out. like you said, its worth paying pros to go over the entire thing and find any/all issues.
i had a crack in my fiberglass steps that was causing my pool to drain dramatically. took me forever to find someone to fix them - hint - call a boat fiberglass repair company.

you damn right i do because the entire process was so painful.
i had cracks on the top 2 steps and while they could have done the repair underwater i chose to drain the pool down to the third stair to make it easier.
it was right at $1,000 for both steps. considering some of the other crazy quotes i got, i was getting off cheap.
the only alternative i had was to drain the pool (which would float the liner) and remove the steps entirely, buy new set ($3,000), repack the sand under them, install a new liner & refill the pool.
so yes, i went with the 'not quite perfect' solution of applying fresh fiberglass to the top 2 steps.

Gotcha. Thanks for the info. Got a quote from a guy today to remove and blank out my pool light for $1,500. Never used the light and had a leak behind it. So decided to go that route.
