We are working on establishing an HOA in our neighborhood. Luckily there are only 22 houses. There have always been covenants, but we are working on putting together bylaws. One of them is that any capital expenditures over $10,000 have to be approved by a 4/5ths vote from residents to avoid them going crazy with shite like a pool, playground and clubhouse.

But if you don’t have an HOA, they don’t have dues money to do dumb crap like that.
