I've been wondering this as well for investments. I dont have much interest in residential but commercial peaks my interest. I would think commercial is more risky but bigger upside on return.

IMO commercial deals take longer require more work and you could have a lot of peak n valleys. Residential would be more consistent.
Even though both parties should obviously save, commercial agent would always need to prepare for dry periods.
