Check out Williamsburg Senior Living. I have a relative that has been living there over a year and the family is happy with it. Unlike most places their Assisted Living plans are all inclusive of meals and services so the cost is clear each month. Pretty sure you can still get in there for <$3k a month for a studio. You can have meals delivered to the apartment or eat in dining room. Lots of activities.
PS Sunrise is more than $3K per month. We also liked The Haven in that price range. The new Blake is beautiful but, my run a bit more than that.

They are hurting right now as far as occupancy goes. If she likes the location and residents that live there, along with staff, a deal could most likely be had here.
However, it is a very dated product and their management team (and ownership) are reluctant to put any substantial amount of money back into the product.
