The theory is that your eyes are somehow opening and sending images to your brain, but you’re still in sleep mode. In sleep mode, your body is paralyzed so that you won’t injure yourself while dreaming. Basically, because you’re still dreaming, your subconscious can basically insert images onto what you’re seeing. Your subconscious is often much more emotional than your full conscious mind, so when you realize you cannot move, it quickly goes into terrified panic. The subconscious translates terror into nightmare and puts out images of scary arse shiite onto whatever your open eyes are seeing (your room). When you finally wake up, the dream images immediately disappear and you can move. Basically, if’s a semi waking dream. The experience is so haunting, though, that centuries of superstitions have built up around it, attributing the phenomenon to a demon called “The Old Hag”.

That's a long winding explanation. What if it's just shadowy figures in the room?
