380 should have been upgraded to a freeway years ago. Now there isn't much you can do to fix it.

Elevating it should help some.

The red lights and overuse due to lack of capacity is the problem.

Collin County Outer Loop. I think 380 is a lost cause with the way the built it between McKinney and Denton. The outer loop could help with through traffic.

I mean I like the idea. It won't help with traffic as Mckinney / Prosper / Denton keep booming.

380 has to be upgraded period.

The DNT will run through Prosper in a few years, which will exacerbate the problem even more.

Edit: Isn't it fricking insane how were talking about an outer loop 75 miles away from Uptown??? LOL

Metropolitan Area.

Those 3 MSAs represent roughly 4.5% of the US population. The fact that they account for nearly 10% of the US new building permits is significant, but not absurd.

I'm happy to be in the village. Not much more building they can do outside of what they're doing in lake highlands. Traffic may suck, but it can't get much worse.

I'm waiting on a new build right now in Denton County. Gave up trying to get something bought after 2 full months and 7 offers made. I shite you not, the last offer I made was at $11.5K over ask price on a home that was somewhat aggressively priced to begin with. This is on top of covering all the title fees, HOA docs, anything else that is negotiable between buyer/seller in a normal market.

My realtor came back to let me know that I didn't get it and that mine was one of 41 offers on the home within 4 days. The market here is absolutely absurd right now.

My income is fairly constant and predictable....and if I have to pay more income tax, that means I made more $$.....and even if they raise the income tax rate, it will be a small percentage. With property taxes, I just keep writing bigger checks....30% more last year than 3 years ago.... with no extra $$ in my bank account. Sure, if I wanted to sell I could make money, but then I would have to buy something else in the area and all that money I made would go towards a new place.

There is room, but it would require building up, and that will never happen with the historic districts and stuff.

We've lived here for a few years now renting. Love the area and wanted to stay. Glad we hit the market when we did. Realtors said the market slowed considerably from early july to when we signed and the sellers are moving out of state and needed to sell fast. Way more than we wanted to pay but at least under market value and they covered all of our closing costs.

The property tax law failed in the special session. Would have made any increase of more than 4% have to go to a vote. The House went with 6%, Senate walked out on that number.
