Estimating future cost for utilities?

Much easier to determine cable, phone, etc. but not so much for:
water
sewage
electric
gas
etc.
Business to be located in Baton Rouge area.
About 3000 sq.ft.
Type of business will determine usage, so I understand that there are many varying factor ... but where should one go to find out these numbers for ballpark estimate?
Asking for a friend.

No argument here. I agree. As many do, I hit some obstacles that either took a lot to overcome or explanations that took a lot of convincing.

I didn't want to tip my hand to these other businesses about what I plan to do in their industry, but your suggestion may truly be the only way.

Call the utility provider and ask for a projection (by percentage increase) of future costs. I have done this numerous times and each company I spoke with was really helpful.

Thanks Stout. Im sure you can appreciate the challenges of getting started on your own.
I left a very high paying job with tremendous benefits to go and attempt to what I want to do for myself and my family.
If it doesn't work out, I can always go back to what I was doing - maybe not at the same level initially - but just because I walked away my skill set can't be taken away from me.
But I'm going all in. Going to do whatever it takes within reason to make it successful.

I can. My issue is I always find it more fun building the business than maintaining. I am in a rut now actually and working on finding new challenges to keep me motivated.

You'll be OK as long as you have the drive to make it work.

For average commercial office off $3,000 feet the main cost is Electric/Gas which is around $600/mo. Water/Sewer, throw in another $100.
If you have multiple servers and/or other 24 hour equipment and if it is a free-standing structure (not multiple floor office space) then figure around $1,000/mo to be safe.
