There is absolutely some subjectivity to it. Depending on how much of the closing costs each side pays, it artificially raises/lowers prices.
I had a home that need a new roof drop the value of the whole neighborhood by 10k.

Let's just say they are lazy fricks that only do half arse jobs. Yes some may be somewhat intelligent , but just lazy fricks looking for a easy paycheck. Seriously how fricking hard is it to appraise a house when all you have to do is take Square footage, take a few pictures, look at some comps that realtors provide to you, and do a little math? Seems they can't even do that right sometimes.
There are some idiot appraisers, but the number of them is insignificant to the number of idiot buyers.

So you are going to bounce a check because they wouldn't be your accomplice in defrauding a bank? You should 100% be arrested for this and I am serious.

Yes. Banks and mortgage companies gain confidence in your ability and willingness to meet your financial obligation to them when you bounce a $300 check weeks before closing. You should do this to show them that you do not play games with lenders.
The OP should be arrested but your post is just blah, blah, blah. How many mortgage companies do you know that hold and service the loans they issue? They don't give a single shite about anything other than processing the loan and selling it.

Could you imagine a loan officer telling his manager that they should move on from a loan because the check a borrower wrote to an appraiser bounced?

Not to mention the lender is the one that more than likely ordered the appraisal and knows the appraiser personally.

Good luck buying that house when your loan gets revoked because your credit went to shite
You don't have an extra 5k to put down? If not, you probably shouldn't be buying a house

You're a fricking moron.
YOu just got handed a 5K gift and bitched about it.
If the house appraises for under, you ask the sellers to reduce the price.
You're a special kind of stupid.

THey might know the appraiser, but they had little to do with picking the appraiser. Today, everything is done my lists of approved appraisers. Loan officer has little to no input.
All these regs came into being after 2008.
One of the reasons I quit the industry, it became impossible for a junior appraiser to get work.

That's what adjustments are for. You got a shitty appraiser.
Yes, it is subjective, but quality appraisers have resources at hand that allow them to come up with their EXPERT OPINION of VALUE.

I'm thinking it's his house that appraised for $5k less than it is under contract for.
Am I wrong?
Purchaser typically pays for appraisal.

I only needed 5k more and they were assholes
And unfortunately for them they didn't deposit my check yet
So I canceled payment on the check.

Are you fricking serious?
