Tenants Smoked In My Rental House. How Can I...

I have a rental house I just put on the market. I'm getting good showings on it and a good response to the listing, but the negative comment I always get back is that it smells like cigarette smoke.

I've had the carpets cleaned, repainted all the interior, changed the ac filter.. What else could I do?

Anybody have experience with an issue like this?

Put a "No Smoking" Addendum in your next lease.

Would a humidifier work? Just plug it in and let it run a couple days

I'm not sure, when we sold my grandparents house, they didn't smoke for at least 30 years, and some of the people said you can smell hints of smoke still, good luck.

Did you paint the ceilings too?

Ozium is pretty good at dealing with some funky smells. Only trouble is it is sometimes a bit funky too.

You have to apply An ozone treatment. Call one of the carpet companies of just do a google search for home smoke /ozone treatments

If it's a four bedroom, I may have checked it out..

And yes , the smoke smell was bad. And I smoke..

You may have to replace carpet

Did you clean the evaporator coils with something like nu calgon evaporator coil cleaner?

I did. They violated it. I kept their deposit and have used it to prep for sale but this comment keeps popping up.

They have a cleaner at Lowe's that will get rid of the stains on the wall and then you will need to repaint. It's a pain in the arse. Hope you didn't give them back their deposit.

Clean your ductwork and tell the pro beforehand what your problem is. Other than that, get someone like servepro to come in there and work on it



Eta: You didn't make periodic checks of your own rental property? Seems like that would've been a smart idea, but what do I know?
