Concorde Condominiums on Congress?

Anyone familiar with Concorde Condominiums on Congress as an investment? Our real estate agent mentioned that a couple are coming available, but the price seems ridiculously low. Cash flow looks good, but I have no idea of their actual rent. I haven't scheduled a showing yet, just checking here before I spend any more time on it.

i did a quick google am i seeing the same place? 1000 sq ft for $57,000?!?!? Is that $57 a square foot???? Does it come infested with roaches or something? Thats incredible.

Concord reminds me of the comparison a poster made about mixed use developments in the past. Basically an early 70's version of a Rouzan (shopping center in front, then businesses/offices, condos/apartments and single family homes).
Onto the topic, I'm not sure I'd buy one of those places I've used the dumpsters there a few times and they scream low rent, working class, etc. Looks almost like the same development group that did Highland Plantation (or whatever it is called now). 57k isnt bad, but it just depends on what type of landlord you want to be and the tenants you want to market to.

Go park at 5 pm on a Friday afternoon and sit until dark. I drive by there daily and I would not buy, but some rentals are just not for me.

You really need to check out the current residents to check the demographics of the complex because that is the "pool" from which you will have to pick your tenants. We bought a rental house near LSU because we wanted to rent to a professor, graduate student, etc. Our current tenant is a visiting professor and has been an excellent tenant. You can get some good deals in certain parts of BR, but then you may have to deal with less professional people as your tenants.

Those look ghetto as hell man, and your realtor sounds like he's trying to cut himself a quick check. Decent condos don't go for $50k. If you buy those, make sure you're packing when you go pick up rent, and expect to evict a lot of your tenants

Are we talking about the single level condos on Jamestown/Congress or Bunker Hill/Congress or the older, more apartment-complex style ones a little closer to Perkins?
For that price I'm guessing it's not.
edit: Nevermind I think this are the ones on or around 3030 congress. Don't know those. I agree with the poster that said you should pay a visit and look around.
