I know there are multiple threads on this topic but does $125 sq/ft to build 2200 Living area excluding lot sound reasonable? What could you expect for typical finishes?

2cm or 3cm granite? how many choices in base pkg
lighting allowance?
Bath fixture allowance/base faucets/tub/sinks/access?

I would be interested in this as well. Of all the threads I don't think anyone has specifically referenced the type of finishes you could expect at $85 sq/ft vs $125 sq/ft for example. The list above would greatly help clarify. Excellent reply thanks.

But I'm willing to bet that doesn't include tap fees or well/septic, or driveway? Or am I wrong?

I'm currently building in St James Parish right now and will be around $125 living, $72 total area. It's a custom home and his allowances have been pretty lenient. Triple crown in kitchen and living room, crown in the rest of the house with tall basebords. Quartz countertops(went over budget there by a smidge), custom shower, custom cabinets. Not sure what lighting budgets average but the salesman at Notoco said it was better than they normally see. He was the best bid we got by a good $20k. I think he keeps his labor cost way down using his own crews instead of subbing out framers, roofers, ect...He speaks spanish so that probably helps.
I'm 2300 living and 4000 total

I am looking at building in Houma/Thib area and have gotten bids from $155 sq/ft living to $75 sq/ft total. I want to see the diff in materials though.

I've spoken to quote a few custom builders in the EBR/LP area in the past few months and I've heard everything from 105/ft to 140/ft excluding lot.
Based on where I'm building and comps, I have to stay closer to the bottom end to have any equity at all.
About to go out for more exact bids next week.

What is typical builders flat fee percentages? Is this amount considered as part of the $/Sq.ft calculations?

Depends on how greedy your builder is and what type of relationship you have with him. I prefer lump sum.
There is no exact calculation b/c there are so many variables. You just have to get prelim plans and sit down with builders to discuss and go from there. I recently bought a lot and am working on my plans. Heck, where I'm building, just the landscaping quotes ranged 10k difference depending on who you speak to.
