What is a reasonable time to expect a quote back from contractors on a new construction? I have talked to three contractors that are mid sized and build a pretty good home and only one has submitted a formal fixed price quote and that took four weeks. The other two still have not gotten back to me even though they say they are working on it. I understand it is summertime and they are probably really busy but I thought I would have something back in three weeks or so. Am I expecting too much?

When we did ours it was about 3 weeks.

Bringing up old thread but I had to get some more quotes due to nothing out of the other contractors. I told them that I needed a bid back in four weeks.

I can usually bang them out in about 2 weeks. Depends on how fast you can get your subcontractors to get their bids in.

Wow two weeks? I think contractors in Monroe are so busy right now with new subdivisions that they can't really get to me.

Four weeks is good all the way around.
If they can't get back to you in that period of time, you don't want them building your house.
Unless you are building some very custom home any builder worth his credentials should have no problem with that timeline and an owner should see that as a reasonable amount of time as well.

Thanks for the advice. It seems to be a common thing with most all builders here. Business is booming I guess.

Since you seem to be going through a few different builders due to others not responding be sure to check resumes and references for the ones you are using. And set a reasonable amount of time you both agree on to complete-unforeseen conditions notwithstanding.

The two I talked to and our interested in building seem to have good references but I still worry about their communication. Without land included in price, the going rate for a standard home is about 125 a heated square foot here. Most seem to be in line with that figure but I still want a bid from a few before picking.

If you are not getting responses either they are super busy or there is something amiss with your drawings

Nothing wrong with the drawings and really nothing that special about the plan. They all told me they were super busy but it has been three months since I gave them the drawings and two of them haven't started.

Dude, I know some really good workers, their English isn't the best, but they can design and build that for you in 3 weeks. It's cool to bring pit bulls to the jobsite?

2800 heated with a standard two car garage and small balcony off the second story and first story. Nothing really that fancy honestly and drawings are pretty detailed. Most builders say they were backed up from the rainy spring and were months behind.

When you do hire a contractor maybe offer a bonus for early or on time completion. Seems kike supply and demand is not working in your favor in this market...

Well if you offer a bonus for early completion then you most certainly should have liquidated damages for not being complete.
Personally if they are so busy they should never take the plans and just say I can't get to you for x number of months. If it is a highly recommended builder and that is who you want then think about waiting and get on his or her list. (and yes I know a couple of very good women builders)
If there is nothing special about them - move on. And let them know it. "I need my drawings back as I am going to pursue someone else."

Even if they would go for putting liquidated damages in the contract the clause would be difficult to enforce. If the deadline passes without completion they'll come up with decent reasons for the delay such as bad weather, materials not available, etc. So the liquidated damages wouldn't apply.
On the other hand, I think the the carrot of a good bonus will help keep them focused on finishing the job sooner.

Is the market that hot in Monroe? I thought it was hot in ascension. I could handle 2800 sqft without delay and I have multiple builds currently.

Century Link and IBM has caused major growth for the area. An article in the local paper said it was the best year on record.
