OT Homebuilders-Spec Home Markup

Home prices in the Mecca are outrageous. New construction is in the $179 a ft range. I believe completely in someone's ability to make a profit, but I just wonder how much of a markup is in a $179 a ft house. These are basic 2200 sq ft homes with nice amenities. I am just curious how much the builder has in them.

I received a bid yesterday for an add on bathroom that came out to roughly $300 sq ft. I said gtfo. Needless to say, now I'm looking for more bids on a add on and kitchen remodel.

I am in the same boat. I have had builders come back with bids that are just over the top ridiculous. Apparently they are busy enough right now that they feel justified in raping potential clients. But that is OK because when this boom ends and they are hurting, I will be happy to frick them right back.

I built mine for around a 100 few months ago.
I did general contracting though so that's 20-30% off top right there.
Still 179 is dumb and a ripoff.

Since I talked to you last week, I'm now under contract on a new custom home for $135/ SF. I'm meeting the builder tomorrow to discuss the upgrades she wants. I'm realistically looking at $140/ SF, turnkey in Madisonville.

All the more reason interest rates need to increase. Filthy general contractors are making a killing right now by charging higher more for materials.

I emailed them a wish list this morning and never got a response. I think my email came off a little too assertive and they were fighting out how to cancel the contract.

Is that including the lot or no? I'm assuming no but just wondering. I'm about to start building a ~2700 sq ft under beam house and pretty sure it's gonna be about $135-$140 per square, not including the lot. The house will be nice but nothing crazy fancy. Still working on bids.

The $179 around here does include the lot, but a $70k lot on a 2500 sq ft home equates to about $28 a sq ft of the asking price. So $150 materials and labor seems high.

Do you want to hear something crazy? Here in Knoxville the top spec builder is a local company. They are building around 300+ homes a year. They can build their typical home for right around $125,000 (ive seen the #s) . They sell it for $310,000. WTF?!?!?!?!?
