I have ARW...American Residential Warranty.
They are NOT a scam. I have a home I lease and don't want to bother with calls. It's a nice home so it's worth the $46 per month to cover everything, including plumbing outside of the home.
I've used it twice. They paid max for a water heater repair, $500!, last winter. They also paid for an ac issue during the summer.
What is important is to be friendly to the guy that comes out for the inspection.....what he reports to them on the phone is key to them paying in full. They all ask questions trying to get an answer that disqualifies.
My tenant, a woman, calls them herself if she needs something fixed, and she pays the $55 service fee. I pay the monthly to protect my investment.
I always talk to the service guy and they are very helpful in you getting the claim paid...that's how they get paid. If you don't repair thru the insurance, they know you may call someone else.
NO brainer for me.

scam... although i had 2-10 pay me for a new microwave... shitty thing is they apply a deductible and service call from your max amount when you tell them I need a new microwave, they require to pay a contractor to come look up and write up a $700 repari bill for a $300 microwave.
