Pre-Katrina it was a good percentage of old people living in post-WWII bungalows they built. No one ever moved so property values were high. After Katrina, neighborhood destroyed and all the old people left for the most part. Young people bought up $75k lots and then the builders moved in.

A critical mass of young people built and it became a hotspot. Property prices have gained significantly in the last 3 years. The area is now dominated by late-20's to mid-30's new money people and wannna be new money types with mortgages they cannot afford.

Edit: There are a lot of great young families in Lakeview (and several lame ones as well). Not mostly geizers.

Very wrong. I'm 25 and I know a lot of people my age there. There are a lot of people in the 25-40 range

No, not all geezers. Not early 20s either. It's a really nice area but you still have to drive to get to most of the hot parts of town. The streets are just freaking ridiculous. Horrible. 3rd world quality.

Yes that perception is wrong. I am 28 and my wife is 24 and we have no kids. There are people our age all around us (between Canal and West End and between Filmore and Harrison). The area is very safe, easy to get downtown. It is also much ummm brighter than the rest of the city. We run a lot so it is really nice running along the lake. Houses are very expensive though, especially new builds, typically $200/sq ft. Lots are decent size but they are typically around $200,000. Best bang for your buck will probably be mid-city but that is a little more dangerous and not as nice as far as homes go. However, you do have better roads.
