Unimproved Land Questions Updated in OP

Me and wife are thinking about buying this piece of land to build our next house on.



It's completely unimproved... No driveway, power, water, sewer.

What's the best way to figure out the costs of all these?

ETA: just drove out there to see the property couldn't take my 250 4x4 into the clearing due to soft mud.

Went and talked to neighbor who owns crawfish pond and he said that land holds water.

Flood zone is AE and BFE is 8.8

Does anyone think this is worth building a house? Should we head for the hills?

Entergy charged me $5k for 2500' of power ran to my property.

Is municipal water available? If so just price 2" gasket end water pipe. I think it cost me less than $1k to buy for 2500'. 10 years ago btw.

If no muny water you will need a well or run separate line from your house.

I did this last year when were starting our house. I live in SW miss so your costs may be a little different.
Our house is 1700 ft off the blacktop road. We have community water, a modad, and a propane tank.
The water was $200 to join/connect. I went with the larger 1" meter for better pressure. I hired a plumber to trench and lay the water line. About 2000 for labor/ material I think.
Magnolia electric cleared a ROW and installed 5 poles,wires,and connected for 6500. You get a credit if you are building a permanent home. Mine was 2300.
Herring gas supplied rental propane tank for $50yr and what ever the propane cost. I have a 350 gallon tank and it was 2.75 a gallon when we had it filled.

I would think the power company could give an estimate on the electrical charges. If you set the poles to their specs, might could save some money.

Dig a pond, use the dirt for your house pad (let it sit a year) if you're set on that piece of property.

Underground all your utilities- electric, phone, cable (if available), water and gas (of course). Conduit and wire are cheaper than poles and hanging wire, wetherheads, etc.

I've got a piece of property that has low spots as well and it's a pain In the arse. Wet weather screws up any plans you have to maintain it or do anything with it which means you lose lots if time on projects. I'd pass on it and head for higher ground.
